Any immediate threat to life or property is considered a maintenance emergency. Please call or text (410) 205-5468 immediately and detail the issue. If you smell Smoke or Gas, immediately call 911.
For any non-emergency repair needs please complete a repair request through your tenant portal. Completing the application through the portal allows your issue to be corrected quickly and you can see the progress through the portal.
Rent is due on the 1st of every month. If you move-in any other day you will pay a partial rent the first month, or pro-rated rent, to the number of days you will be in the home for that month. If rent is received after the specified grace period for your location, a 5% late fee will be applied. Any rent received that is not cleared with bank (bounced checks for example) will be subject to a $35.00 NSF fee, plus any fees incurred by the bank.
Yes, every property will require a security deposit or security deposit alternative. Security Deposits are equal to 1 months rent.
Yes, every tenant over the age of 18 is required to submit an application. Your application will list the current fee, which covers the cost of performing a background, credit, and eviction check as well as employment verification and rental history verification.
A typical appliaction can be processed in 2-4 business days. We will not begin reviewing applications until ALL co-applicants have also submitted their application, as well as any pet applications. This timeline can vary if we are waiting on an employer or landlord to verify the information we have requested.
We want you to make your property feel like home, but you are required written permission before making any changes or alterations to your rental property. The owner must approve any changes or you will be responsible for returning the property to its original state. If you desire to alter the property you should submit your request in email (include any paint samples or color numbers) please wait until you receive written consent before making any alterations.
We require all tenants to obtain renters insurance and provide us with a copy of the policy. This insurance will protect you, and your personal property, against any issues that may arise while you are living in the property. For our properties that feature a Resident Benefit Package, a qualifying policy will be included. You can also obtain 3rd party renters insurance if preferred, as long as it meets the minimum policy coverage criteria.
This information is provided in your lease agreement. Typically we required 60 days written notice but your lease will provide you with specifics.
