Goddard Properties LLC ("Goddard Properties," "we," "us," or "our") operates
goddardmanagement.com and provides residential property management and community
association management services in Maryland. This Privacy Policy explains what
information we collect, how we use it, and the choices you have.
INFORMATION WE COLLECT
We collect information you provide directly to us, including:
- Name, mailing address, email address, and mobile or landline telephone number
- Property address and unit information
- Rental application information, including employment and income information,
identification documents, and rental history
- Payment and banking information used to process rent, fees, and owner
disbursements
- Maintenance requests, work order details, photographs, and correspondence
- Information you submit through forms on our website, our tenant and owner
portals, email, telephone calls, and text messages
We also automatically collect limited technical information when you visit our
website, including IP address, browser type, device type, pages viewed, and
referring website. This is used to operate and improve the site.
HOW WE USE YOUR INFORMATION
We use the information we collect to:
- Provide property management and association management services
- Process rental applications, leases, rent payments, and owner disbursements
- Schedule, dispatch, and follow up on maintenance and repairs
- Communicate with you by telephone, email, and SMS/text message about your
account, tenancy, property, appointments, and service requests
- Comply with applicable federal, state, and local law, including landlord-tenant,
fair housing, and licensing requirements
- Detect and prevent fraud and protect the security of our systems
MOBILE INFORMATION AND TEXT MESSAGE (SMS) CONSENT
No mobile information will be shared with third parties or affiliates for
marketing or promotional purposes. All information described in this section,
including your mobile telephone number and your consent to receive text messages,
is excluded from any sharing with third parties or affiliates for marketing or
promotional purposes. We do not sell, rent, lease, or trade mobile telephone
numbers or SMS opt-in data to any third party, affiliate, lead generator, or
data broker under any circumstances.
Information sharing with subcontractors that provide support services on our
behalf, such as our messaging platform provider and our property management
software provider, is permitted solely so that those providers can deliver
messages and support our services. Those providers are contractually prohibited
from using your information for their own marketing purposes.
If you consent to receive text messages from us, the following applies:
- Program description: We send transactional and customer-service text messages
relating to your tenancy, property, or account. This includes appointment and
showing confirmations, maintenance and work order updates, rent and payment
reminders, lease and renewal notices, inspection notices, application status
updates, and responses to questions you send us.
- How consent is obtained: You provide express written consent by checking the
SMS consent box on our website contact form, our text message sign-up form, our
new client intake form, or our online rental application; by signing a paper or
electronic form that includes the SMS consent disclosure; or by texting a
keyword to our published business number. Consent is never a condition of
renting a property, applying for a property, or purchasing any service from us.
- Message frequency: Message frequency varies based on your account activity and
service requests. You will typically receive no more than 10 messages per month.
- Cost: Message and data rates may apply. Goddard Properties does not charge for
text messages, but your mobile carrier's standard rates apply.
- Opting out: You may cancel at any time by replying STOP to any message. You
will receive a single confirmation message and will receive no further messages
unless you opt in again.
- Help: Reply HELP to any message, or contact us at 410-205-5468 or

- Carriers are not liable for delayed or undelivered messages.
WHEN WE SHARE INFORMATION
We share information only as follows:
- With service providers who perform functions on our behalf, such as our
property management software provider, messaging and telephony provider,
payment processor, tenant screening provider, and accounting software provider
- With property owners, contractors, and vendors as necessary to perform
management, leasing, and maintenance services
- With community associations and their boards where we provide association
management services
- When required by law, subpoena, court order, or governmental request, or to
protect our legal rights
- In connection with a merger, acquisition, or sale of our business assets
We do not sell your personal information. We do not share mobile information or
SMS consent data with third parties or affiliates for marketing or promotional
purposes.
DATA SECURITY AND RETENTION
We use commercially reasonable administrative, technical, and physical safeguards
to protect your information, and we retain it only as long as necessary to
provide our services and to satisfy legal, tax, and recordkeeping obligations.
YOUR CHOICES
You may request access to, correction of, or deletion of the personal information
we hold about you, subject to legal and contractual retention requirements. You
may opt out of text messages at any time by replying STOP, and out of marketing
emails by using the unsubscribe link. To make a request, contact us using the
information below.
CHILDREN'S PRIVACY
Our services are not directed to children under 13, and we do not knowingly
collect personal information from children under 13.
CHANGES TO THIS POLICY
We may update this Privacy Policy from time to time. The revised policy will be
posted on this page with an updated "Last updated" date.
